Five Documentation Gaps That Slow a Loan
Commercial lending is part math and part motion. A creditworthy deal can still lose a rate or miss a closing date if the file isn't ready. These five gaps are the ones we see most often.
1. Incomplete Entity Documentation
Lenders need to confirm who they're lending to and who can bind the entity. Missing operating agreements, expired good-standing certificates, and unsigned resolutions all trigger follow-up requests. Pull the full entity record before you apply.
2. Stale Financials
Most lenders want financials dated within 60–90 days. Interim statements that trail the prior quarter, year-end statements without an interim update, and personal financial statements older than the required window are the most common causes of a re-underwrite.
3. Unclear Ownership and SSNs
For loans touching individuals — especially real estate — every 20%+ owner must be identified with date of birth, SSN, and address. Missing or incorrect Social Security numbers is one of the most preventable and most common delays.
4. Property Information Without Backup
Rent rolls without corresponding leases, estimated property values without comparables, and expense figures without a tax return or operating statement all create friction. If you state a number, be ready to prove it.
5. No Exit Story for Short-Term Debt
Bridge and short-term lenders underwrite the exit as carefully as the entry. A bridge application without a documented refinance or sale plan is more likely to be declined or repriced than one with a clear exit path.
How to Stay Ahead of It
Prepare the file before you need it. The strongest submissions arrive with entity documents, current financials, ownership disclosures, and property or asset detail already organized. That's the file that closes fastest and prices best.
